Long-Term Lending Relationships

We aim to develop lasting relationships with private lenders through clear communication, responsible financial management, and a commitment to honoring our obligations. Our goal is to become a trusted borrowing partner for future real estate acquisitions.

Our Strategy

To grow EstateGather’s residential portfolio to 30 units by 2028 through disciplined acquisitions, strategic improvements, and responsible financing.

We Have Acquired: 23 / 30 Units

Future acquisitions will prioritize the Original Mile neighborhood of Midwest City, Oklahoma. Concentrating our properties within a defined geographic area allows us to pursue economies of scale, streamline maintenance and management, and develop a stronger presence in the community.

Our existing portfolio across Oklahoma and Florida provides an established foundation for continued growth. We evaluate acquisitions based on their long-term potential, operating cash flow, and ability to support financing obligations.

Our Lending Philosophy

Real Property. Responsible Borrowing. Lasting Partnerships.

At EstateGather, we believe successful lending relationships are built on transparency, financial discipline, and mutual benefit. Private debt financing allows us to acquire and improve residential real estate while maintaining long-term ownership of our properties.

Responsible Borrowing

We seek financing opportunities supported by sound property fundamentals, realistic cash flow projections, and clearly defined repayment strategies. Our objective is sustainable portfolio growth rather than expansion at any cost.

Transparent Terms

Every lending relationship begins with a clear understanding of the proposed interest rate, repayment schedule, loan duration, etc. We believe lenders should have the information necessary to make informed decisions.

Long-Term Partnerships

We value lasting relationships over one-time transactions. By honoring our commitments, communicating openly, and maintaining a disciplined approach to property ownership, we aim to earn the trust of lenders.

Lender Due Diligence

We believe informed lending decisions begin with a clear understanding of the borrower, proposed financing terms, and associated risks. EstateGather emphasizes transparency and responsible financial management throughout the lending process.

Property & Portfolio Information

We aim to provide relevant information about our real estate portfolio, proposed use of funds, and property-level financial considerations. Our goal is to help prospective lenders understand the business activities supporting their proposed loan.

Financing Structure

Each lending arrangement is evaluated individually, including loan amount, interest rate, repayment schedule, maturity, and collateral requirements. We consider both secured and unsecured financing structures.

Repayment & Risk

We evaluate financing obligations alongside operating cash flow, liquidity needs, and long-term portfolio objectives. Prospective lenders should understand the anticipated sources of repayment, contractual protections, and potential risks.

  • Our Mission

To acquire, improve, and operate quality residential housing while creating lasting value for residents, strengthening local communities, and building responsible financing relationships with our lending partners.

  • Our Values

Residents come first. Integrity drives every deal. We believe renting can feel like homeownership—stable, flexible, and deeply personal.

Frequently Asked Questions

Why not just buy property myself?

Direct real estate ownership requires substantial capital, ongoing management, and responsibility for maintenance, tenants, and operating expenses. Private lending offers an alternative way to participate in real estate financing without the responsibilities of property ownership. By lending to EstateGather, you can negotiate interest rates, repayment terms, and loan structures that align with your financial objectives while we handle property acquisition and operations. Unlike direct ownership, lending does not provide equity or property appreciation, and repayment remains subject to borrower and loan-specific risks.

What interest rates are available?

Interest rates are negotiated individually based on factors such as loan amount, duration, collateral, and repayment structure. We seek mutually beneficial arrangements that provide lenders with competitive interest rates while supporting EstateGather’s long-term financial sustainability. Rates and payment schedules are established in the applicable loan agreement.

What risks should lenders consider?

All lending involves risk, including delayed payments, borrower default, and potential loss of principal. Secured loans may offer additional contractual protections through collateral, but those protections depend on property values, existing liens, and the terms of the agreement. Unsecured loans do not provide a claim against specific collateral. We encourage prospective lenders to carefully evaluate each arrangement before committing capital.

When will my loan be repaid?

Repayment schedules are negotiated individually and documented before funds are provided. Depending on the agreement, loans may feature regular principal and interest payments, interest-only payments with principal due at maturity, or other repayment structures. The loan agreement will establish the maturity date, payment obligations, and any applicable early repayment provisions.

Are loans secured by real estate?

EstateGather considers both secured and unsecured private lending arrangements. Secured loans may be backed by specified real estate collateral, with lien priority and lender rights established through the loan documents. Unsecured loans do not provide a lien against specific properties. The financing structure and applicable protections are discussed individually with each prospective lender.

What loan terms are available?

We offer flexibility in discussing potential financing arrangements, including loan amounts, durations, repayment schedules, and collateral requirements. Both amortizing and interest-only structures may be considered, depending on EstateGather’s financing needs and the lender’s objectives. All proposed terms are subject to mutual agreement and formal documentation.

Does lending provide ownership in EstateGather?

No. EstateGather seeks private debt financing while retaining full equity ownership of its properties and business operations. Lenders enter into a contractual lending relationship rather than acquiring an ownership interest in EstateGather. This allows us to maintain long-term ownership of our real estate portfolio while developing financing relationships with private lending partners.
