Pensacola’s turbulent past has led to lots of development occurring outside of city limits in unincorporated areas that often lack basic services. Infill development within city limits is essential for future healthy growth and the gradual annexation of surrounding underserved communities.

2. Improve Available Housing Inventory

Pensacola suffers from an affordable housing crisis while simultaneously still containing lots of inventory in disrepair. Many of the neighborhoods within city limits have gone through a cycle of flight to the suburbs and are actively experiencing gentrification.

3. Reinvest In City Limits

Historical poor land use and planning has led to much of the original Pensacola street grid containing empty lots or severely underutilized land. Reinvestment into city limits and the construction of infill development can help enhance a sense of community and place in Pensacola, while giving residents housing in closer proximity to the beach and other attractions.
